Consultants play a very important role in the design and construction of the data center. For example, due to the HVAC needs of data centers, the MEP consultant may be the most important part of the entire process and, in fact, often leads the effort as lead consultant. In this regard, the owner may choose to retain a CM or cost consultant to perform, at a minimum, the pre-construction or change order cost review. At DCCM we perform both services. Design-build is a process where the owner contracts directly with an entity to provide both the design and construction of the project. The designer-builder may be a design-build entity, an architect, a contractor, a developer, or any other person or entity legally authorized to do business as a developer in the jurisdiction where the project is located. In particular, the designer and builder must carefully evaluate the acceptability and insurability of the warranty and provisions that the owner might include in his agreement with the project developer and that the designer should agree to.
